Real Estate Auctions

Real estate auctions are a proven method of selling real estate with distinct advantages to buyers and sellers.

What’s so special about a real estate auction and why is it such an attraction? Simply put, an auction can be a proverbial win-win for people looking to purchase real estate and people who want to sell.

The auction benefits for buyers include:

  • Assurance of a clean title at closing, with no liens or back taxes.
  • Ability to name your price. Bid at whatever level you wish.
  • Ample opportunity to inspect properties and receive full disclosures.
  • Choice of 75 approximately properties in a variety of different categories to consider in one setting.

Auction day is fun and it’s simple to participate in the action. Everything is explained and the proceedings are easy to follow. You do not need to be an experienced auction veteran to take part and place bids. You simply must be a serious, financially qualified potential buyer. “Financially qualified” means backed with cash or pre-approved by a lender for financing. Remember: the sellers are providing clean title at closing, full disclosure and ample opportunity to inspect. Buyers, therefore, need to be prepared to buy and close within a very reasonable time period, typically 45 days. A fast closing is beneficial to all involved.

Auction Types

OwnACondo.com’s Chicago Real Estate Auction will feature three types of auctions. Each is easy to define, understand and participate within.

  • Absolute, meaning the property will be sold to the highest bidder, no matter what that bid is.
  • Minimum Bid, meaning bidding will start at a pre-determined price set by the seller.
  • Reserve, meaning that the seller can accept, reject or counter the highest bid within a specified time period. This time period is usually three days, but may be done before the event concludes.

How to Bid

Following registration/check-in information you’ll find on the following page, you’ll take your seat inside the auction room where you’ll listen to the event facilitator review the legal terms and conditions, along with a basic explanation of how the event will proceed.

The auctioneer will take the podium and kick things off with the first property to be auctioned. A photo and relevant facts will be displayed on large screen. You’ll find the same information on a printed brochure available in advance and at the door. The auctioneer will announce updates on any new additions or deletions that are not part of the printed brochure, so everyone is fully up to date on how to bid.
