Hiring a Realtor

When you are thinking of buying or selling real estate hiring a realtor is not easy decision.  Real estate agents are licensed professionals requiring completion of initial educational requirements and to maintain their license is required throughout their career to take continuing education courses.  It is not an easy task to become a licensed realtor and to succeed requires time, energy, creativity and money.  Most real estate agents are independent contractors which means they pay their own expenses no matter if the market is booming or bust.  As with most parts of the country real estate jobs are currently plentiful but opportunities are there for the taking if you have that entrepreneur spirit that most successful real estate agents possess. 

When hiring a realtor most people think they do nothing all day but drive around in their big cars, show a few homes, go to the country club and pick up a big check every few weeks.  Nothing is further from the truth.  The true job description of a successful real estate agent is longer than most CEO’s of major corporations.  Agents are small or big depending on their success, independent business owners who must be counselors, financial experts, expert negotiators, educators, marketing specialists, public relations experts, and more often than not a chauffeur.  When it comes to buying or selling real estate there is little a real estate agent does not do for their customer or client.

Real estate jobs in major metropolitan areas offer their own set of challenges and hiring a realtor is no different.  With most metropolitan areas which cover hundreds of square miles, as an agent how do you choose what areas in which to work?  Obviously you would like to work close to home but that is not always possible or the best choice.  Agents many times travel long distances and work long hours to service their customers and clients.  Real estate agents derive most of their business from friends, family, and the referrals they generate which means they will list or show property over the entire metro area as well as surrounding suburbs and counties. 

The real estate business can be a rewarding career but not for the faint of heart.  The market offers many challenges and opportunities for those who possess that entrepreneurial spirit and are willing to put in the time and effort required to be successful.  For those of us who have made real estate a lifelong career there is no other job or career that can compare.

Hiring a real estate agent in Chicago is a very important process that should not be taken lightly.  Think about this for a moment.  Step back and really think about the amount of money it took to either buy your condo or sell your condo.  If it’s just simply an average condo in Chicago you’re talking about an average price of $400,000.  Do you want just anyone to represent you?

Hiring a real estate agent in Chicago should be a step in the buying or selling process that you should take a great amount of care in doing. It can save you thousands and thousands of dollars.

Do you really know how the real estate agents position works?  How he or she sells real estate?  When you call a real estate agency, a secretary answers the phone and asks you a few questions.  She then puts you on hold and gives “the lead” to a person that is sitting in the office waiting for this lead.  It’s called “floor-time or opportunity time”. Who is this real estate agent she just handed the lead to?  How qualified is he or she to handle this lead? Is she a part-timer, does she specialize in condos or houses or vacant land?  She gets on the phone with you and the relationship starts.  She’ll make an appointment to meet with you at your property and the whole process gets started.

When you hire a Chicago real estate agent, you’re in essence, hiring an independent contractor that has their real estate license hung in an agency.  They are not paid by the company. They get paid when they close a real estate transaction.  In a normal real estate office, you may find one hundred agents.  Of the hundred, twenty are excellent, five are exceptional. Of the remaining eighty, twenty have true potential leaving sixty agents or 60% of the real estate office.  These sixty should not be in the real estate business or they eventually will leave regardless.    

What agent did you get?  Are they a part-timer that just happened to be there the time you called?  My suggestion is to interview the agent, not necessarily the company.  Ask what their sales volume was last year?  How long have they sold real estate?  What area of the business do they specialize in?  Come up with at least twenty sold questions to see if they are right for the job.  This is a huge transaction for you.  Take the time and do your due diligence.

OwnACondo.com is hiring Chicago real estate agents to fill a number of needs currently.  Over the last two weeks, OwnACondo.com has listed five developments totaling more than 300 units throughout the Chicago metro area.  We need real estate agents that would like to help out on these condo developments.  Secondly, OwnACondo.com markets all over the Chicago area creating a number of condo buyers and condo sellers registering on our website daily.  We need help in servicing all these customers.

We’re hiring Chicago Realtors currently to help us with our expansion in the Chicago real estate market place.  OwnACondo.com is looking for full and part-time Realtors to handle the immense amount of leads that coming in on a daily basis.

We need more real estate agents!  OwnACondo.com is hiring Chicago real estate agents to fill the gaps.  Currently we’re receiving too many leads on a daily basis to keep up to level of service we’d like top give our customers.  Each agent in OwnACondo.com that takes leads receives a lead based on the territory they want to work.  If a customer calls us today wanting to buy or sell a condominium in the River North area of Chicago, we hand it over to an agent that wants to service that area as well.

There are a number of Chicago real estate jobs that can provide you with a solid career that you will enjoy. You can find a number of different positions that are available in real estate. With the proper training and licensing you can become a residential or commercial real estate broker, a real estate salesperson, a property manager, or work as a real estate appraiser. There are also advertising Chicago real estate jobs available.

The most common position in real estate is as a residential or commercial broker. As a broker you may choose to specialize in selling residential or commercial properties or a combination of both. Brokers enjoy flexibility in their schedule and it is a great career in real estate if you have great people skills and a drive to succeed. Real estate brokers must pass a series of courses and a licensing exam in order to begin their career.

Real estate sales people also have to be licensed professionals that work for a specific developer or builder and represent their sales department. There are a number of Chicago buildings that are under development and employ a sales person to deal with prospective buyers and lessees. This is typically more of a nine to five type of real estate job.

Property managers are responsible for operating a real estate property. It may be a small apartment complex or a thousand unit condo. Property managers are often charged with collecting and depositing rent checks, finding or evicting tenants, and coordinating other general tasks such as repairs, cleaning, garden maintenance, landscaping and snow removal. While there is some flexibility in this job, it often encompasses odd hours in order to deal with complaints and emergencies.

Appraisers are licensed and trained to develop an opinion of the value of real property and to calculate its market value. Appraisers also have a lot of job and scheduling flexibility.

Realtors rely upon their advertising team to produce all advertising material and to assist them with placing their ads in other media sources. Need a Condominium Specialist

I needed to find a condominium specialist to help me navigate through the endless amount of real estate listings that were available. I started my search for a new condo in the newspaper. I was very disappointed by the condo ads. Very few had photos and they were very basic ads, some of them only three lines long. I wanted detailed information about condos before I went out and spent my entire Saturday out looking at condos that did not meet my minimum requirements.

Next, I picked up a real estate magazine that had nothing but condos for sale in the area that I was focusing my attention towards. The ads that contained photos were very low in quality and it was difficult to gage if a particular condo warranted a showing. The condo descriptions were more informative and they offered more room measurements and useful info. Some of the ads even included extra information about the condominium complex and the other amenities that were available. While these ads were an improvement from the ones in the newspaper, they still did not include all of the pertinent information that would assist me in my search. I was on the lookout for a condominium specialist that could help me find everything that I was looking for.

I tried searching on the internet next. While there are a number of valuable websites that I found, there was one website in particular that offered comprehensive information on condos. This website was a virtual condominium specialist. There were the most complete condo listings that I had ever seen; they included photos of every room and even photos of the view off of the balcony. The dimensions of all rooms were included along with descriptions of flooring and light fixtures. The appliances were listed and any improvements that had been made on the original units. They also included the year that the complex was built so that I would have a better idea of the type of overall building that I would be looking at.

There was also information about the neighborhood which was extremely helpful. Some condos advertised that they were minutes from parks, shopping, or public transportation. I was finally starting to believe that it was possible for me to find the perfect condo that had all of the amenities that I was looking for and all of the standard features that I needed.
