Owning your own Home

No one knows what the future holds for you, your family, your job or your finances.  But owning your own home is a part of the American dream.  This concept of the American dream is so deeply ingrained in our psyche that we sometimes may not make the right decision at the right time in our lives.  When making this all important decision to buy that first house or condo it is important that you know all you need to know to make an informed decision.

One of the first things you need to know before you start thinking of owning your own home is if it is the best choice for you.  There was a time that very few Americans owned their own homes.  It has only been relatively recent that home ownership was available to the masses and that availability is increasing every day.  Financing has become must easier to obtain and potential home owners are becoming much more financially savvy than any other time in our history.  With all of this it is still wise to look at owning your own home as a financial transaction.  There are definitely economic differences in renting and owning.  At one time you could get a better return in the stock market but nowadays with the uncertainty in the financial markets that may not a valid argument.  On the other hand, Uncle Sam offers some tax deductions the stock market cannot duplicate.  Each year as a homeowner you can deduct part of your mortgage interest and real estate taxes if you exceed the standard deduction which most homeowners do in the first few years of their mortgage.  This can be a windfall for most first time home buyers because most will receive a tax refund for those first few years.

When you have decided that owning your own home may be a good decision look at some of the pluses in which a dollar value can be assigned.  First of all there is the pride of ownership.  It is by far the number one reason people ultimately buy their first home which gives you that sense of stability and security that you have made an investment in the future.   By owning your own home you have the freedom to paint the walls whatever color you desire and crank up the stereo without fear of your neighbor pounding on the ceiling to be quiet.  You can choose the decorating that best suits your tastes and change them whenever you like.  Owning your own home is a part of the American dream and who doesn’t like for dreams to come true.

There have been so many changes in the real estate market the past decade it is almost too much to keep up with.  It is not only what has been going on regarding buyers and sellers but real estate agents today are much more sophisticated than ever before.  The one area that has had the most impact is technology which has completely changed how realtors today conduct their business.  The internet has become an integral part of every company and agent in which to conduct their business.  It allows agents and companies to spread themselves and the marketing of properties to a whole new level.  Creation of websites allows marketing to be conducted 24/7 reaching many more customers at times the customer wishes to access information important to them.  It is a tool all agents and companies should add to their tool box but it will never be the magic answer to successfully selling real estate.  The internet alone will not make a unskilled agent a skilled agent.  Success or failure in real estate relies on many factors. 

One of the most important skills needed today for successful real estate agents is time management.  Time is something we can never make but we can certainly make money.  Most agents feel their time management skills are adequate but if they to take a look at what they do each day and each week they would be surprised to see how little time is spent doing what they need to do to make a living.  Too many agents do not plan their days as any other business requires of their employees and it is relatively simple.  The last thing before you finish your day is set your priorities and plan tomorrow.  Sound easy, it is.  When you have your day planned and written out it is much easier to stay focused on what needs to be done.  Start with your first priority and stay focused on it till you have finished it.  Then move on to the next until your schedule is completed which does not always mean you will complete all your scheduled events each day but at least you are managing your time and determining what priorities will make you successful.   Real Estate agents today cover more ground and are required to work with a greater variety of customers than they have in the past.  It is not uncommon for agents to cover vast geographic areas whether they are in an urban or rural setting so managing your time effectively can mean more sales and more money.

Working with a Realtor can be an awesome experience if you pick the right Realtor.  Let’s start with what type of real estate you want to buy.  If you’re looking for a condo let’s say, you should begin your search with a real estate company that specializes in condos.  There a few of these companies in Chicago, Illinois.  Once you’ve established the real estate firm you’ll be doing business with, the next step is the Realtor within the company.

Not all Realtors are alike.  Let me say that one more time.  Real Estate agents are all very different and it’s extremely important to seek out the best.  There are part-time agents and full-time agents.  There are ones with years of experience and ones that just started last week. How important is it to you to find a condo professional when you want to purchase a $200,000 condo?  This will be one of the biggest purchases of your life.  Make sure you choose a Realtor that you can relate with and you have chemistry with.  Remember, realtors that you do not click with can be changed.  If you don’t work well with someone, don’t agonize about it through the entire real estate transaction, just change Realtors.  The company is what matters.  They want your business.  They will simply assign you a new realtor if you don’t feel comfortable with your current one.

Working with a Realtor can really speed up the process of buying a condo because they are so well informed.  Remember, they sell condos every single day.  You’re buying their first one and they are selling their 500th one.  They’ve got a few tricks up their sleeve that you can benefit by.  First, they will know the hot buys.  They are looking at property every day.  They are in front of the distressed real estate and the over priced real estate.  They will be able to zero in on a number of great deals right away for you.

The next round will be financing your condo. Working with a Realtor can immediately pay huge dividends in the financing department.  They will put you in contact with people that finance condos right at the start.  You’ll be able to quickly learn what range of condo you can buy saving you thousands of hours looking at property you could never had closed on.  In the end, Realtors are an odd bunch, but they some of them can be quite professional and they’ll know their craft so well saving you thousands of dollars.  Seek a Realtor when buying your piece of America!

Real Estate Companies in Chicago

There are thousands of real estate companies in Chicago.  Which one do you choose? It will start with what type of real estate you plan to buy in Chicago.  If you are planning to purchase a condominium in Chicago, it will be in your best interest to choose a company that specifically represents condos.  In Chicago there is really only one or two of them.  When you choose a company that specializes in a particular part of the real estate market, it causes them to be naturally better than anyone else in that particular category.  A “condo only” real estate brokerage just sells condos.  If you had heart problems you wouldn’t go to an eye doctor. 

When you choose a real estate company in Chicago make sure they have been around for awhile.  Ask how many agents they have working for them.  Make sure to choose something now too small, but also be wary of not too big as well.  A real estate firm that is too small may not be able to get out the information to enough of agents.  For instance, let’s say you list your Chicago condo with a real estate company with no more than three Realtors working for them.  Once the listing is taken, the first people you notify about the real estate product to sell are the agents in the company.  Who will they go to?  The other two realtors in the company. Then those two agents start networking with their clients to sell the condo product.  Imagine listing your condominium in Chicago with a real estate company has over 100 realtors in their office?  And every single one of them specializes in Condos!  That’s the company to choose if you want to sell your condo.   

Condo brokerages just started popping up as a niche in the market place in Chicago.  When you hover over the real estate industry nationally, no one is there as a national brand.  This is a need that needs to be filled. It’s too important to the consumer that wants to sell or own a condo.  Condos are very different from any other type of real estate and they need people that understand all aspects of representing them. Condo Realtors in Chicago are rare but can be found with Google searches or asking a friend.  They’re out there but you have to track them down.

Real Estate companies will begin making a switch to specialization in the upcoming years.  It makes all the sense in the world.  Just like 200 years a go when there was one doctor that handled everything, there will be a switch in the real estate industry creating niches. It already started.
