The luxurious Six North Michigan condos for sale make it possible for Chicago condo buyers to live in a historic building in the heart of the city with all the postmodern amenities to be expected in such an upscale locale in the Loop neighborhood.
Six North Michigan is a 120-unit condominium development across Michigan Avenue from beautiful Millennium Park, and Lake Michigan just beyond that. The Art Institute and numerous other cultural attractions are also nearby, as are the best shopping destinations in the city, on the Magnificent Mile.
The distinctive 21-story structure at 6 N. Michigan, once the headquarters of Montgomery Ward Co., was actually the tallest building in the world from 1889 to 1922. The conversion of the office building into condos began in 2000, and was taken over by the present developer, FBOP, in 2007. About 50 of the condos, including one-, two- and three-bedrooms, are currently up for sale.
The stylish building has an art-deco lobby with vaulted ceilings, walnut paneling and limestone floors. Other features include:
- 24-hour lobby attendant
- Community terrace on 21st floor
- Club room with private theater
- Fitness room with weights and cardio equipment
- Sauna and steam room
All of the Six North Michigan condos for sale, from the one-bedrooms to the three-bedrooms also have great amenities. Several layouts are available, with dens in some condos. Two or three bathrooms, plus a powder room, are also available in the downtown Chicago condo high-rise. Prices start at $279,900 for a 911-square-foot one-bedroom unit and go up to $5.5 million for a four-story 5,500-square-foot penthouse in the building’s tower. However, most available units cost less than $1.3 million, and the top price for one-bedroom condos is $399,900. Parking spaces in the heated garage cost $55,000 or $60,000.
Among other amenities, the condos all have:
- State-of-the-art European kitchen appliances and bathroom fixtures
- 6-foot whirlpool tubs in master bedrooms
- Wall-to-wall carpet in bedrooms
- Ceilings at least 9.5 feet high
When thinking of financing a condo or buying one of the Six North Michigan condos for sale, the tax benefits of owning a condo in a historic building are worth considering. The current assessment of the property is frozen for an 8-year period at a level similar to that assessed in 2003. So that could mean that for a one- bedroom residence might be as little as $662 annually, compared to $4,500 assessed on similar units in the area. After the eight-year freeze, the taxes will gradually be adjusted to market rate over several years.
